Conditional Green Signal for Knutsford Offices

The Cheshire East Council is treading softly around development proposals and is making sure that its conditions are agreed to before giving the go ahead for new developments.

A project with an underground car park has been okayed with certain conditions by the council. The project will create new office spaces in the area. There will be two floors in the new construction with a total capacity of about 75 employees. The project will transform the location into a business hub with 20 suites on Knutsford Road in Cranage. Earlier the site housed Henry Alty Limited. Cheshire Property Ltd is the developer for this project.

Work on the site is expected to commence in early 2010 and will take about a year to conclude. Eight tenants are already booked into the shared offices space business centre with the leases already finalised.

The council has taken a very cautious approach to approving the plans. It has set down a number of restrictions on the developers. These include commencing the work within three years of approval. A management plan for the underground parking facilities are required to be forwarded to the council. The construction work can be carried on from 9 am to 6 pm on weekdays and 9 am to 1 pm on Saturdays. However, no work will be allowed on Sunday.

There are also conditions that are aimed at protecting tree-root zones in order to safe guard the drainage systems in place there.

The view of locals is that the construction may affect traffic safety adversely on a road that is already an accident-prone zone. The locals also aired concerns about the aesthetics of the development.
